NPA Loan service comes with irresistible special conditions for a person who is interested in KTB NPA to purchase premises, townhouses, condominium units, or commercial buildings including land. We provide you:

  • To purchase premises, townhouses, condominium units, or commercial buildings
  • To purchase land including to build your house in the same time
  • To renovate or repair houses with maximum 110% of property value, existing buildings, future building, or condominium units
Special privileges
  • Extra loan amount for furniture purchase, decoration or other bills payment
  • Extra loan amount for insurance premium (MRTA) payment after including Krung Thai Kheha, the amount should not exceed 100% of estimated cost or real price
  • Exception for securities inspection fee
Applicants’ and Co- Loaners’ Qualifications
In case of purchasing bank’s NPA, applicants’ and co-loaners’ qualifications are as follows:
  • Being fixed-income earners or self-employed persons with reliable income to pay for installment
  • Being sui juris
  • Maximum 65 years of age calculated from loaner’s age and installment period. In case of having co-loaners, we will consider the younger one
  • Being Thai nationality. If applicants have foreigner spouse, such spouse can be co-loaners (Foreigners cannot be loaner even though having Thai work permit)
  • Not being in debt or on a blacklist record
Service Terms/Conditions
  • Loan type: Term Loan
  • Loan terms and installment: 30 years maximum
In case of purchasing land for other purposes, not for being personal residence, applicant should not be in conditions as follows:
  • Must not be insolvent or in a bankruptcy accusation
  • Pass the loan record checking from the National Credit Bureau without being NPL debtor. If applicants have a record of being NPL debtor, debt reconstruction and following bank’s conditions at least for one year are required
  • Have clear source of income and cash in flow
Required Documents
  • A copy of ID card or government officer ID card (loaners, co- loaners and spouses)
  • Census registration (all pages)
  • Marriage certificates of loaners and co- loaners
  • A copy of statement and proof of income of loaners, co- loaners and spouses
  • A copy of title of deed or condominium which will be use as securities in case of refinance
  • A copy of loan agreement
  • A copy of mortgage agreement
  • Proof of installment payment from previous financial institute for the past three months
  • Commercial registration/ juristic registration certificate (for self-employed applicants)
Interest Rate and Fee

In case of purchasing premises, townhouses, condominium units, or commercial buildings, interest rate will be collected in the same rate as normal KTB housing loan
Type 1: 1st year interest rate for 4% per year and MLR-0.25% per year for the following years
Type 2: 1st year interest rate for 3.75% year and MLR per year for the following years

In case of purchasing land for other purposes, not for being personal residence, interest structure is as follows:
1st year interest will be charged by floating rate MLR-1.0% per year
2nd year interest will be charged by floating rate MLR-0.5% per year and MLR for the following years

Cost Estimate Fee
  • Exception for the first cost estimate fee
  • In case of loaning for building construction, fee will be charged based on the bank’s rate (currently 400 baht)
Pre-Payment fee
  • Fee will be collected only for refinance to other financial institutes for the first three years as of the date of signing a contract for 3% of pre-payment principal
