Service Features

The loan’s purpose is to provide opportunity or allow Royal Package Land tenants to gain for working capital for business operation. Nevertheless, this loan is not allowed for rental compensation payment (rental expense) and construction expenses.

Applicants’ Qualifications

Being Royal Package Land tenants who Treasury Department issues an approval letter allowing their rental right to bind with the loan, or being a renter of Royal Package Land with the approval letter from the Treasury Department or organization under such department

Service Terms / Conditions

Loan Amount

  • Being able to apply for all types of loan according to the loan’s objectives
  • Allowing loan amount by considering from necessity and payment ability, but not exceeding 60% of the cost rental value or the sublease value according to the period left as stated in the contract

Securities
  • Lease Right Securities Analysis Considering from the asset lease right of Secondary Market whose liquidity is high enough for finding the overtaking party and have ability to pay for overdue loan on behalf of the default loanees
  • Rental and/or Lease Right Certification as to be bound or being debt securities under the following conditions
    (a) Being the lease right of the Royal Package Land of the Treasury Department of all types
    (b) Transferring the lease right to be bound or being debt securities require a consent letter from the Treasury Department in writing. Loanees have to be responsible for other fees or expenses occurring during such transferring right (if any)
    (c) Such lease right must not be bound with financial institutions, except for Krung Thai Bank PCL
  • Insurance fire insurance for the machinery, equipment, furniture, products and other assets related to investment with insured value of not less than loan amount and beneficiary must be the bank only. Any insurance exemption depends on the bank’s discretion
Loan Terms and Installment

Loan term will be considered according to the business’ necessity and payment ability. In case of Term Loan, loan term will be five years maximum and under the contract period made with the Treasury Department or other departments granted the lease right by the Treasury Department

Installment monthly principal and interest payment or under the conditions as required by the bank

Required Documents
    Direct Tenants with the Royal Package
  • Lease agreement with the Royal Package Land and Treasury Department
  • Rental Certification and/or a letter issued by the Treasury Department allowing the tenant to bind the lease right with the loan
  • A copy of the Royal Package land’s lease right to be bound with a loan agreement request application (Jor Por 04) (should be submitted to the bank before signing a legal agreement)
    Sub-Tenants
  • Sublease agreement with the Treasury Department
  • Rental certificate and/or the letter issues by the legal tenant with the Treasury Department allowing the lease sublet right to be bound with loan agreement
  • A copy of lease right of Royal Package land to be bound with the loan agreement request (jor por 04) (should be submitted to the bank before signing a legal agreement) or proxy document assigning a department to settle the conflict on behalf of the Treasury Department and Memorandum of Understanding between such department and the bank
  • A copy of ID or government ID card
  • A copy of census registration
  • The business’ estimated incomes-expenses or the loanee’s minimum the past six months statement
Interest Rate and Fee

Interest rate will be the rate of MRR + 2.25 % to MRR + 6.25 % per year. However, this rate depends on the project and area competitions under the bank branch loan committee’s discretion or the bank’s announcement
