  • Redeem land from other banks or financial institutes and loan to build houses in the same time. The former debts must be for residence purpose of applicants or family only


Using of land, existing and/or future building, or condominium unit as securities with the value not less than loan amount are allowed.

Easy payback as the original affiliation will deduct applicants’ income to pay for installment.

Extra loan amount request for

  • Furniture purchasing, decoration or other bills payment not exceed 110% of estimated price or real price after including KTB housing loan

  • Insurance premium (MRTA) payment will not exceed 100% of estimated price or real price after including housing loan


Applicants’ Qualifications

  • Being government officers or government full-time employees (excluding contract employees) including state enterprise employees

  • No default of payment record or be insolvent

  • Good record of payment in case of refinancing

  • Maximum 65 years of age calculated form loaner’s age and installment period


Service Terms and Conditions

  • Loan Terms and Installment

    • Approval period: within 7 working days

    • Loan terms: 30 years maximum and age of applicants plus contract period should not exceed 65 years as by the following criteria:

      • The original affiliation can deduct applicants’ salary considering form loan period by age to deduct salary

      • In case of receiving pension, original affiliation should deduct from pension to pay for installment throughout the contract

      • In case of receiving remuneration, co-loaners with reliable income are required. If not, we will consider whether applicants have ability to pay for installment after retired. Affiliation may deduct the remuneration as they think fit. If affiliation does not deduct applicant’s salary, the bank will consider the interest rate to a normal rate as for other customers (Suptawee housing loan rate).


Required Documents

  • A copy of ID card or government officer/state enterprise ID card (applicants and spouse)

  • Census registration (all pages)

  • Marriage or divorce certificates (if any) or Death certificate (in case of death)

  • Certificate of change of name/ surname (if any)

  • Income certificate/latest salary slips

  • Bank statement for the past 3 months (all accounts)

  • Actual size of proof of securities holder (copy of title deed/Nor Sor 3 Kor/ condominium)

  • Bank statement for the past 3 months (all accounts)

  • Purchasing contract, employment agreement, blueprint, construction license (in case of construction)

  • Proof of installment from previous financial institute for the past three months

  • Receipt for down payment

  • Commercial registration/ juristic registration certificate (for self-employed applicants)


Interest Rate and Fee

  • Interest rate
    • In case of organization with upholding deposit, the interest will be charged equal to deposit interest plus 1.5 % of margin.
    • In case of organization without upholding deposit, the interest will be calculated relying on other housing loan interest (Suptawee housing loan) as follows:
    • 1st year: KTB Suptawee housing loan interest for –0.25% per year
    • 2nd – 3rd year: KTB Suptawee housing loan interest for –0.75% per year
    • Next year: KTB Suptawee housing loan interest for -0.25% per year

In case of loaning Perm Suk Loan to pay for life insurance premium, the interest will be MLR -0.50% per year throughout the contract. If applicants are out of government personnel state, interest rate will be adjusted to the normal loan interest as other customers.

 

  • Pre-payment rate
    Fee will be collected only for refinance to other financial institutes for the first three years as from the date of signing a contract for 3% of principal
  • Fee
    • 400 baht for inspection for disbursing in case of building house
    • Juristic act mortgage service 0.05% of mortgage amount minimum 500 baht but not exceed 2,000 baht plus 7 % value added tax
    • Fee will be collected only for refinance to other financial institutes for the first 3 years as from the date of signing a contract for 3% of principal
    • Exception of fee for inspection and cost estimate for project finance
